Beating the Finance Hurdle...
The most common way of paying for Off Plan property is with phased payments.
This has the benefit of reducing the final amount you have to apy when the property is built.
Of course you still need an income or cash to invest.
Usually that will be 30% but it can be as high as 50%.
OK the first hurdle has been jumped and you do not have to pay all the 100% of the price all at once, but.....
That 30% is a big hurdle to a lot of investors....
However you can find some investment opportunities where the developer will help to get rid of this barrier to you investing.
The developer does this by paying off the interest on a loan for the 30% deposit.
Note that they do NOT pay off the 30% for you, If you keep the property at the end of the building period you will have to pay for it (perhaps, for example, by remortgaging the property).
The advantages are obvious:
You are buying at a very favourable price Below Market Value.
This gives your investment a built in return factor.
You can invest in more properties as your only expenditure is for the reservation fee of £1,000 and thus you acquire a property portfolio much quicker.
